Pricing your Home

An article written in October 2012 covers the important topic of pricing your home for sale. Some items you may not have considered is pricing your home higher, hoping to get that big sale, is actually hurting you. Your home is going to sit there. You will get showings, maybe. You will get low ball offers, maybe. More than likely you will have to reduce your asking price, probably more than once. That is going to hurt you. Agents and their buyers are going to wonder, 'what's wrong with it'? 'Why isn't is selling?' Its so much better to price it right the first time, and GET IT SOLD!
Pricing a home is a joint venture between you and your Realtor. Many factors can affect the value of a home and the Realtor and seller should work as a team to understand the market based on the seller’s home and the seller’s needs. The end result should be to price the home with a realistic and accurate price to sell the home in today’s market.

Now that you are familiar with the potential pitfalls of pricing your home too high, call The Stephanie Woods Team and (928) 237-4449 and we will meet with you, view your property, set up a listing plan and get your house sold in the shortest amount of time, for the most the market will bear. Call us TODAY - We're ready and eager to work with you!

Welcome to Prescott Arizona!

Prescott, Arizona

Prescott unfolds as a wonderfully historic town off the beaten path in North Central Arizona. It resides roughly halfway between Phoenix and Flagstaff. It also appears in proximity to Sedona, another main attraction of the region.
Prescott AZ was founded in the mid 1800′s. At that time, it became the territorial capital of Arizona. Prescott received its name in honor of William Hickling Prescott, a well-known author of the time. Prescott also took on the distinction as county seat of Yavapai County. For sometime Prescott remained the capital of Arizona until Phoenix became the choice as capital in the late 1800′s. In Prescott’s hay day as the dominant political center of the Territory, it was protected by nearby Fort Whipple.
Mining took place around Prescott and contributed a good percentage to the town’s economy. The mining industry had its ups and downs though, and slumped. The town received a boost in its economy with the introduction of the cattle industry in the area. A railway was also opened connecting Prescott, Arizona with other main hubs across the country. The railway lent growth the the town’s economy, accommodating establishments of merchants with a focus on certain staples and mining supplies.
With the improved transportation and economic confidence came electric lights and telephones. Prescott was on course for continued growth and prosperity. As a result, residences grew in a variety of popular styles at the time. In Prescott today, you can still see some evidence of these Victorian, Queen Anne and other architectural influences. In fact, historic remnants make up some of the singular charm of the present-day town. Unfortunately a good part of Prescott’s unique character from its early development was destroyed in a fire. Prescott, Arizona rose to the occasion and succeeded in replacing wooden building common in downtown with concrete, brick and stone structures.
The fire provided another hidden blessing by spurring the community to make more improvements. It added social and public features that included sidewalks and paved streets. New styles in Prescott homes were introduced too, and residential neighborhoods grew, and grew….
Today Prescott AZ represents one of the most charming of towns in Arizona with its small town, country feel,  rich western flair and history. Its prominence in Yavapai County remains undeniable as spreads of desirable real estate stretch far and wide around the town center, filling the majestic country side with beautiful, traditional, modern and other desirable classes of homes. Many of these homes extend into the luxury class and showcase generous acreage together with stunning home profiles. Gracious living in a quiet corner of Arizona, Yavapai County takes front and center in Prescott real estate with homes to suit every buyer level, including million dollar, estate homes dotting exclusive locations and developments around about the town in gorgeous, timeless Yavapai County.

Housing Tax Reform

Well my friends, it's that time again, time to put away the twinkly lights, Christmas trees and drink up that last bit of eggnog. It is now - Tax Time! And a special treat for you homeowners, Limbo! That's right, I said it! This year we are looking at a complicated situation in the Housing Tax Reform department. The article I just read states the following "Nobody knows what shape tax reform - if it occurs in 2013 - will take: How drastically housing benefits are pared back, how long a transition period is provided, and what other elements in the final deal might serve to cushion the impact on homes, such as by spurring more vigorous economic growth, lower federal deficits and debt." I've linked it for you so you can get all the juicy details for yourself (what little there are). Always be sure to talk with your tax preparer before making any significant changes like buying or selling a home - Enjoy your New Year - may it be safe and prosperous! From our home to yours - The Stephanie Woods Team!

Foreclosures are slowing down, are Investors leaving?

Is this good or bad? I suppose it all depends on where you sit. Are you an investor or an average home seller? An article posted by azcentral.com touches on this situation. The data indicates that investors could stop buying up the inventory of foreclosed homes as early as next year. Keep in mind this data is coming from the Phoenix area - Luckily, Prescott is still a 'small town' and doesn't have the national eye focusing on it. While we don't have the investors hitting Prescott as hard as they did in Phoenix, it still occurred here and as far as trends seem to go, we should recover as well. So, if you are considering buying or selling - you will want a hands on, educated and experienced team to work for you. You need to contact the Stephanie Woods Team at Keller Williams we are ready willing and able to work for you and make your dreams happen.

Property Taxes

Something to consider - Many of America's homeowners have what is called an impound account that is held by your mortgage company. When you make your monthly mortgage payment you are usually including  1/12 of your Property Taxes and Homeowners Insurance. When your taxes and insurance come due, your mortgage company makes those payments on your behalf out of your impound account. If you stop making your mortgage payments, for whatever reason, and your taxes are impounded, odds are your taxes will stop getting paid. This could create an interesting situation. Your property taxes are considered a first lien position, and if they aren't paid, you could lose your home and still potentially be responsible for paying off your mortgage. Click on the link below for an interesting article regarding this very topic - If you have questions regarding a short sale, foreclosure or sale of your home, call us! We're happy to assist you and answer any questions you may have. We Work For You at the Stephanie Woods Team. We're just a phone call away!
