How to make your house Feng Shui, Part 1

Lately, I've been showing houses in the Prescott area to a women who is into the art of Feng Shui.  I have to admit, I know nothing about it and in all honesty, didn't really care.  However, the more Kathleen taught me about how energy flows around a room, the more I wanted to know.  I asked her to write for my blog on what makes a house more or less Feng Shui.  Without any further comment...

I’ve been house-hunting lately, and I take all the principles of Feng-Shui into consideration whenever I look at a house.  Feng-Shui is the ancient Chinese art of placement.  It’s based on thousands of years of observation of how energy or “chi,” sometimes translated as “universal life force” flows in nature. 

When these observations are put into practice in your home or business, harmony, balance, and prosperity are said to follow.  Feng-Shui uses something called a ba-gua (basically an octagonal shaped map) to help understand where and how energy flows in various areas in your home or business.  It can even be applied to your desk or cubicle at work. 

A flow of good, positive chi in and throughout your home will depend on many factors.  Primary of these is that there should be no missing corners in your home.  The ideal Feng-Shui configuration for a home is usually a square or rectangle.  If a corner is lacking in a home, for example in an “L” shaped layout, the corresponding energy for the missing corner will also be absent.  This can affect your finances, relationships, health, and other critical areas of your life. 

The ba-gua is used to determine which areas of your home correspond to each aspiration.  Clockwise from the top side of the ba-gua, the eight areas affected are Fame, Relationships/Marriage, Children/Creativity, Helpful People/Travel, Career, Knowledge/Spirituality, Family, and Wealth.  The map of the ba-gua is superimposed on a drawing of the home’s floor plan (based on the orientation of the home’s front door) to find any areas that may be lacking or need assistance in manifesting the correct energies desired.  The Career area of the ba-gua is always placed at the front door of the home.  So then the wealth corner, for example, is in the far left corner of the home, and the Relationship/Marriage corner is the far right corner of the home.

I once visited an office that was missing the Wealth corner.  I knew that business was not going to last long, and sure enough, it did close about two months after I was there.  Another client I worked with owned a business that was always suffering financially.  The business itself looked fine energetically, but when I asked the owner about what he had at home in his wealth corner, he admitted he had a desk in that corner that was piled with clutter.  Clutter is a big no-no in Feng-Shui, because it blocks the chi from circulating.  I advised him to clear out the clutter and keep the desk area neat and organized, and as soon as he did this, his customer traffic immediately picked up.

So if your home is lacking one of the key corners, don’t despair!  In Feng-Shui there are fixes (otherwise known as cures) for everything.  Next time, we’ll find out about the basic cures and how to apply them.

Why short sales aren’t always a good option

I have many clients who call looking for deals on short sales and foreclosed homes in the Prescott Arizona and the Verde Valley including Prescott Valley, Chino Valley, Dewey-Humboldt, Paulden, Mayer, Clarkdale, Cottonwood, Cornville, Lake Montezuma, Sedona and more. Many think that short sales are better deals than foreclosures, which can be the case depending on their circumstances.

What to consider?

The short sale process has many moving parts that must be aligned in order for the sale to close. The third party lender/lenders have to agree to a short sale. Many times the listing agent is not provided with pricing that is acceptable to the lender at the time the home is listed. The home will most times be priced at fair market value and pricing will be lowered until and offer comes in. This could take several months and once an offer does come in there will most likely be counter offers by the seller based on what the lender will at that point disclose they are willing to accept based on several different factors. It could take days or months still at this point to close the transaction. If you do not have time to wait…..a short sale may not be for you.

When you buy a foreclosure in the Prescott or Verde Valley area, the process is much more straightforward and the prices are set by the bank at the time the property is listed. There is no waiting, guessing, or strategizing with a foreclosure property. In today’s market the best deals are flying off the market as quickly as they are coming on. Tough part with a foreclosure today is that you may be up against many other offers. Properties are not at times selling over asking price with multiple offers. Prescott homes between 150K-250K move extremely quickly so you much have a dedicated hard working agent to keep up with this market.

Some short sales are amazing buys if you have the time and patience. They are at times less competitive as people have shied away from them due to past difficulties in getting them closed. They used to be much more difficult to get accepted but we are now seeing the lender get more streamlined and deals moving quicker. The key to success is being prepared and having a full understanding of both processes and having an agent that knows their stuff and is actively in the market on a full time daily basis.

Short-term funding extension

For those of you who are not aware President Barack Obama signed a short-term funding extension on Saturday hours after Democrats and Republicans narrowly averted a partial shutdown of the federal government by agreeing on the measure and a budget deal.


The new funding extension, which cuts spending by $2 billion, will last through next Friday, April 15.

The Senate immediately passed the extension on a voice vote. The House of Representatives followed suit early Saturday morning.

Negotiators capped days of frantic closed-door talks and public recriminations by agreeing on a framework for a package of $38.5 billion in spending cuts covering the rest of the fiscal year, which expires September 30. The budget deal still needs to pass in both houses, with the expectation that lawmakers will approve it and the president will sign it before the short-term funding measure expires.

The House is scheduled to begin considering that budget deal on Monday, with a vote slated for Wednesday. The Senate would take up the bill at some point after that, said spokesman Jon Summers of Senate Majority Leader Harry Reid's office.

At this time it is business as usual!

HUD chief warns of housing fallout from shutdown

Shaun Donovan, secretary of the Department of Housing and Urban Development, told a Senate subcommittee that the Federal Housing Administration could not endorse more loans during a shutdown, adding that this might induce a loss of confidence in the lending community.
“This is the worst time that we could introduce that uncertainty into this fragile housing market,” Donovan said.
The FHA, part of Donovan’s department, oversees mortgage insurance on loans provided by agency-approved lenders. The insurance provides lenders with protection if homeowners default on their loans.
FHA-backed loans are frequently used by first-time homeowners who meet required criteria, Donovan said. The agency backed about 40% of loans used for home purchases in 2010, he said.
Donovan said there is a substantial risk in a shutdown that lenders will not fund loans backed by the FHA — especially if it lasts for a long period. Many lenders may decide to not close on the loans, he said.
More broadly, Donovan echoed the administration’s recent refrain, saying he worried a shutdown could imperil the progress the economy has shown in the past few months.
Americans trying to buy or sell homes would be at risk if Congress doesn’t reach a deal by midnight on Friday, Donovan said. A partial shutdown would ensue starting Saturday if Congress can’t agree on a funding package for the federal government.
Macro-level worries
Donovan also said the FHA plans to monitor the housing market closely during the critical spring and summer buying seasons because of fears of a double-dip recession.
“Certainly the data that we’ve seen over the last few weeks have raised concerns about where the market is going,” he said.
There has been a consistent decline in home prices, but there is some information through pending home sales that the pace of sales might start to increase, he said.
Mortgage lenders helping families stay in their homes are critical in avoiding another recession, Donovan said.
It’s also important that the agency improve enforcement capabilities in order to weed out bad lenders, he said.

• Servicers are no longer limited to a 6% cap in regard to payments to subordinate lien holders

• Servicers must offer SSA within specific timelines.

• Servicers are no longer required to verify borrower’s financial information in order to determine HAFA eligibility

• House payments no longer need to exceed 31 percent of income.

Fannie Mae issued Lender Letter LL-2010-10 titled, Extension to Fannie Mae’s Alternative Modification™ to the Home Affordable Modification Program.

Extension to Fannie Mae’s Alternative Modification™ to the Home Affordable Modification Program

Introduction
In Lender Letter LL-2010-04, Fannie Mae’s Alternative Modification to the Home Affordable Modification Program, Fannie Mae introduced an alternative to the Home Affordable Modification Program (HAMP) for those borrowers who were eligible for and accepted into a HAMP trial period plan but were subsequently not offered a HAMP permanent modification because of eligibility restrictions.

Lender Letter LL-2010-07, Extension to Fannie Mae’s Alternative Modification™ to the Home Affordable Modification Program, extended the eligibility timeframe for borrowers who were sent an initial HAMP offer or started a HAMP trial period prior to May 17, 2010 and whose first trial period plan payment was scheduled on or before June 1, 2010. Lender Letter LL-2010-07 also clarified certain requirements for participation in the Alternative Modification (Alt Mod™) program.

Revised Eligibility Timeframe
The purpose of this Lender Letter is to extend the timeframe for servicers to submit their Alt Mod cases into the HomeSaver Solutions® Network from September 30, 2010 to November 30, 2010. This extension is being provided so that servicers will have sufficient time to complete the processing of modifications for borrowers who meet the eligibility requirements for the Alt Mod program as set forth in Lender Letter LL-2010-04 and Lender Letter LL-2010-07. All other program and eligibility requirements remain the same.

Servicers may contact their Servicing Consultant, Portfolio Manager, or the National Servicing Organization’s Servicer Support Center at 1-888-FANNIE5 (888-326-6435) with any questions regarding this Lender Letter.

Home Buyer Tax Credit Extension

Home Buyer Tax Credit Extension for Military
Included in the Worker, Homeownership & Business Assistance Act of 2009, is a special provision for:

q Members of uniformed services
q Members of Foreign Service of the US
q Employees of Intelligence Community
q Spouse of any of the above

In laymen’s terms:

The same rules that had applied to first time home buyers are still in effect, but the time frame has been extended to the military and certain federal employees (above)--they get a one year extension to buy a home until April 30, 2011 and close by June 30, 2011.

For repeat buyers (meaning that they must have used it as a principal residence for 5 years out of an 8-year time period), the dates above apply here.

More definitions that you need to know.

“Extended duty “means severing 91 consecutive days

“Place of duty” means either overseas or at least a 50 mile distance from their primary residence.

“Duty Dates” mean they must have served 91 consecutive days between January 1, 2009 and April 30, 2010

Prescott REO Homes and the New Tax Credit

Prescott Arizona REO properties are still a large part of the Prescott housing market currently accounting for about 35% of the sales with only 10% of the listings. Many bank owned properties come with perks such as home warranties or seller paid closing costs which make the deals even more attractive. On top of those, President Obama has signed a bill that extends the existing tax credit for first time homebuyers into the first half of 2010. The extension continues the existing tax credit for 10% of the purchase price up to a maximum of $8,000 for first time homebuyers (anyone who has not owned a home in the last three years).
In addition, the new bill also opens up opportunities for others who are not buying a home for the first time. For buyers who have owned a home for five of the last eight years and are purchasing a new primary residence they will receive a tax credit of 10% of the purchase price up to $6,500. They do not need to sell their existing residence to qualify, but they must move into the new home as a primary residence. This expansion of benefits to non-first time buyers is particularly helpful for a large segment of the Prescott area buyer's market. We all know what a great place Prescott is to live in and we are not alone. Most Prescott agents have an extensive list of prospective buyers who intend to move to Prescott in the future. This $6,500 incentive seems almost tailor made for this traditional Prescott buyer base.
In both cases, buyer income caps apply. There are other details of the bill that may impact individual situations. Ask me to recommend local mortgage brokers who will be happy to consult with the buyer's CPA to determine exactly what their credit is likely to be.
Both tax credits apply to purchases under contract by April 30th 2010 and they must close before June 30th 2010. This give Prescott REO buyers approximately five months to find a home and write a contract. Additionally, Federal Reserve bond purchase programs that have helped keep rates low over the last year are currently winding down. Many forecasts suggest rates in 2010 will average more than half a percentage point above current levels. Local appraisers are telling us values are stable in almost all of Yavapai County and do not show signs of continued decline. Combine the short window on the tax credit, the likely rise in rates and stabilization of prices and its hard to imagine a better opportunity for buyers than right now.
