Housing Tax Reform
Well my friends, it's that time again, time to put away the twinkly lights, Christmas trees and drink up that last bit of eggnog. It is now - Tax Time! And a special treat for you homeowners, Limbo! That's right, I said it! This year we are looking at a complicated situation in the Housing Tax Reform department. The article I just read states the following "Nobody knows what shape tax reform - if it occurs in 2013 - will take: How drastically housing benefits are pared back, how long a transition period is provided, and what other elements in the final deal might serve to cushion the impact on homes, such as by spurring more vigorous economic growth, lower federal deficits and debt." Foreclosures are slowing down, are Investors leaving?
Is this good or bad? I suppose it all depends on where you sit. Are you an investor or an average home seller? An article posted by azcentral.com touches on this situation. The data indicates that investors could stop buying up the inventory of foreclosed homes as early as next year. Keep in mind this data is coming from the Phoenix area - Luckily, Prescott is still a 'small town' and doesn't have the national eye focusing on it. While we don't have the investors hitting Prescott as hard as they did in Phoenix, it still occurred here and as far as trends seem to go, we should recover as well. Property Taxes
Something to consider - Many of America's homeowners have what is called an impound account that is held by your mortgage company. When you make your monthly mortgage payment you are usually including 1/12 of your Property Taxes and Homeowners Insurance. When your taxes and insurance come due, your mortgage company makes those payments on your behalf out of your impound account. If you stop making your mortgage payments, for whatever reason, and your taxes are impounded, odds are your taxes will stop getting paid. This could create an interesting situation. Your property taxes are considered a first lien position, and if they aren't paid, you could lose your home and still potentially be responsible for paying off your mortgage. Bank of America to wipe out thousands of second lien mortgages

Bank of America’s big move
As part of what Bank of America calls their “ongoing efforts to help customers in need of mortgage assistance,” roughly 150,000 letters are currently being sent to pre-qualified homeowners that offers to automatically extinguish the full, unpaid balance of their second lien mortgages. Bank of America said in a statement, “The intention of the program is to place homeowners in an improved financial situation by reducing their monthly debt obligations and, potentially, help them create equity in their property.”This big move is part of the terms of $25 billion mortgage servicing settlement reached this spring after years of investigation of the nation’s largest mortgage servicers in a joint effort between federal, state, and local entities.
