Happy New Year!

Can you believe that 2012 is OVER?? It seems like just yesterday I was marveling in the fact that 2012 had just begun. I am looking forward to a healthy and prosperous 2013 and I truly hope that you all ring it in safely and securely with the ones you love most by your side. Please remember that if you drink - don't drive. Don't ride in a car with a driver who has been drinking. Your life is worth the inconvenience of calling a friend, calling a cab or walking home. Don't make a bad choice that you will regret.

Housing Tax Reform

Well my friends, it's that time again, time to put away the twinkly lights, Christmas trees and drink up that last bit of eggnog. It is now - Tax Time! And a special treat for you homeowners, Limbo! The article I just read states the following "Nobody knows what shape tax reform - if it occurs in 2013 - will take: How drastically housing benefits are pared back, how long a transition period is provided, and what other elements in the final deal might serve to cushion the impact on homes, such as by spurring more vigorous economic growth, lower federal deficits and debt." Prescott Valley resale home values increase

While the numbers of homes between 2011 and 2012 has stayed pretty close, 816 to 831, respectively, the average sale price has risen 14%. Foreclosures are slowing down, are Investors leaving?

Is this good or bad? I suppose it all depends on where you sit. Are you an investor or an average home seller? An article posted by azcentral.com touches on this situation. The data indicates that investors could stop buying up the inventory of foreclosed homes as early as next year. Keep in mind this data is coming from the Phoenix area - Luckily, Prescott is still a 'small town' and doesn't have the national eye focusing on it. While we don't have the investors hitting Prescott as hard as they did in Phoenix, it still occurred here and as far as trends seem to go, we should recover as well.
